East Preston runs from an old village core around The Street down to a seafront that is unusually low-density for this coast, taking in the private roads of the Angmering-on-Sea estate on the way. The result is a village with three quite different sorts of property: period cottages in the centre, large detached houses on big plots near the sea, and interwar and post-war bungalows and semis filling the space between.

The larger seafront houses are where we do most of our multi-bathroom work. These are properties where a combi boiler was never the right answer and where an unvented cylinder, correctly sized and fed by a main that has actually been flow-tested, is the difference between two showers working at once and neither of them working properly.

The village-centre properties bring the opposite challenge: small rooms, solid walls, and bathrooms fitted into spaces that were something else entirely for the first hundred years of the building's life. Both types benefit from the same thing, which is a survey before a price rather than a price over the phone.
